Part-Dieu, the nerve centre of Metropolitan mobility

Gateway to the metropolis and distribution platform for all of the city’s traffic, La Part-Dieu is a real transport hub. This is where the Metro, buses and tramlines interconnect with the Rhônexpress shuttle serving the airport. Commuters, tourists, employees, inhabitants and shoppers cross paths here in a lively bustling, vibrant atmosphere.

Major goals:

  • Strengthen La Part-Dieu’s role as the entrance to the Metropolis.
  • Offload from the railway station and anticipate an increase in traffic.
  • Create a better designed railway station for modern use.
  • Render the city pedestrian-friendly.
  • Shift the balance between modes of transport.

A closer look at Lyon Part-Dieu railway station

La Part-Dieu railway station is the leading interchange rail station in Europe. It is also a multimodal hub, where all modes of transport are provided. In 2022, the aim is to create a large European passenger railway station, but also a simple and high performing multimodal interchange, including the transformation of the railway station, two redesigned public spaces (places Francfort and Béraudier), and the To-Lyon, a mixed-use 80,000 m² building, including 60,000 m² of offices, beside the TGV railway station.

Quality of life

Transforming daily life in La Part-Dieu

Like a balanced ecosystem, the project establishes quality of life and pleasure, by taking housing, public spaces, shops and leisure activities into consideration. The project plans to make La Part-Dieu a destination for leisure activities by increasing the offer and making it more vibrant through the introduction of ground floor shops and services along roads with significant pedestrian flow. The district hosts long-standing cultural facilities: Auditorium, the Halles Paul Bocuse (indoor food market), Lyon Library, cinemas, etc. The presence of plants is also an important ingredient in this very urban district. Up to 600 trees will be planted and will link the main public spaces. New spaces will be planned such as the roof terrace of the shopping centre.

Major goals:

  • Create a busy district bustling with activity over longer time spans: shops, facilities, and services along the pedestrian area.
  • Redesign public spaces for new uses, including areas to take a break, as well as planting.
  • Design a lived-in district proud of its attractive and pleasant daily life.
  • Encourage leisure activities, cultural and sporting events for adults and children, every day of the week at any time.

More housing

In response to the challenge of an extremely central metropolitan district and to increase its residential appeal, the project is based on a considerable amount of new or refurbished housing. Today, three programmes are under construction: the refurbishment of the Desaix residence (280 housing units), the Sky Avenue programme (210 new housing units) and the Bricks programme (120 new housing units).

Tertiary vocation

The tertiary development of La Part-Dieu has been constant since the 1960s. In the last 10 years, more than 250,000 m² offices have been built, representing roughly 10,000 jobs. The district boasts excellent economical health and stability that is reassuring to investors. Historically Lyon Part-Dieu developed around banking activities, insurance, services and administrations. However, in the last ten years it has changed and now caters to increasingly innovative companies connected with the metropolis’s economy, the development of the productive and industrial fabric and international markets.

Major goals:

  • Change scale and increase Part-Dieu’s visibility among large European cities.
  • Back its role as an economic driving force, and create new jobs.
  • Provide a wider variety of facilities that contribute to economic drive: shops, services, public transport, hotels, multimodal hub, etc.

An ambitious and diversified real estate strategy

The project implements a mixed-use real estate offer, to meet all requirements:

  • “Accessible modular park”: very flexible old generation buildings, with highly competitive overall costs at the centre of the district (Tour Part-Dieu, Britannia, etc). Start-ups, very small businesses or developing small to medium-sized businesses can find property to rent for between 100 and €200/m².
  • Recent second-hand park: companies can have addresses in well-known buildings with larger spaces available (rent between 150 and €250/m²).
  • New tertiary park composed of high-rise buildings with top level standards of quality and services, as well as latest generation new or considerably refurbished non-high-rise buildings (Be, Equinox, etc.).
    The arrival of a new generation of high-rise buildings is gradually creating the symbolic skyline of one of the largest business locations in Europe.
